a friend of mine (mike congrove) has always had plenty of smack to talk about the real estate industry in general. his take is that they get 6 percent for unlocking doors. in the past, this has been a running joke within the circle of friends that i associate with, mainly because one of our buddies was realtor - friends love to make life hell for other friends. i have always agreed to a certain degree with this philosophy - until recently.
i’ll admit, my opinion is that ‘by owner’ is the way to go if you aren’t under any kind of budgetary or time constraints, but since making two house payments is not feasible (at least for us), and we only have a few weeks to sell ours before the contract on the new place is void – we decided that selling through a realtor was pretty much a gimme. the last time we were looking for a house, kim found a realtor to help us shop, and she so impressed both of us with here commitment to help, we thought we’d give her a shot at selling ours. she has one of the best reputations as a residential realtor in the tulsa area, so we felt pretty confident with her. long story short, our house wasn’t on the market for even a full week before we had a contract. i realize that now is a good time to be buying a house, and we did have it listed at the low end of the price scale, but i fully expected the house to be on the market at least 3-4 weeks before we had struck up a deal with a potential buyer.
i’d say at least a couple do more than unlock doors for their 6 percent.
